commercial design

Before starting a commercial design project in London, establish your business requirements, check the property’s suitability and permissions, investigate its condition, set a realistic budget, and understand the technical and contractual constraints. Official figures show that 44% of the 22,000 non-domestic energy performance certificates lodged in England from April to June 2026 were rated A+, A or B. Certificates exist only for buildings that are built, sold or let, so the figure cannot describe your unit, but it shows why services and running costs deserve attention before design begins. Budget for far more than construction. Planning, Building Regulations and lease consent are separate hurdles. 1. Define Your Business Requirements Before Designing A restaurant needs extraction, storage and a service route, while a professional office needs meeting rooms and quiet. Record staff numbers, equipment, opening hours and likely growth first. Vague briefs produce redesigns and wasted floor area, and moving a partition after drawings are issued costs far more. 2. Check Whether the Property Is Suitable An advertised unit is not automatically right for your use or alterations. Check its lawful use, usable floor area, access and services before signing anything. Search the borough’s planning history, because past conditions can restrict opening hours or deliveries. A former shop, for instance, may not be lawfully usable as a hot food takeaway without planning permission. 3. Investigate the Existing Building First Most commercial design London projects involve an existing building, and drawings are only as reliable as the survey beneath them. You may need a measured survey, building survey, structural assessment or services review. Hidden problems include poor ventilation, outdated services, water damage and asbestos in older premises. A visual inspection cannot guarantee concealed defects will be found. 4. Understand Planning Permission and Other Consents Commercial planning permission London applications depend on the property and exact proposal, and not every refurbishment needs one. Change of use, shopfronts, external alterations, listed buildings and conservation areas are the usual London questions. Planning permission, listed building consent and Building Regulations approval are separate, so holding one secures none of the others. 5. Set a Realistic Budget for Commercial Property Renovation A contractor’s quotation rarely covers the whole project. Fees, surveys, consultants, application costs, building services, fixtures, equipment, contingency and temporary trading arrangements may all sit outside it. Some may already be included, so confirm scope and exclusions before comparing prices. 6. Review the Lease and Landlord’s Requirements Alteration clauses, landlord consent and repair obligations can limit what you build. A feasible design may become unattractive if you must strip out installations and reinstate the premises when the lease ends. Take lease advice from a solicitor and condition advice from a chartered surveyor, because architectural guidance is not legal advice. 7. Plan the Layout Around People and Daily Operations Good commercial space planning follows how people actually move. Entrances, queues, staff routes, deliveries, storage and step-free access decide whether a layout copes with a busy Friday. A café whose deliveries cross the customer queue has a circulation problem that no finish will hide. 8. Address Technical Requirements Early Building regulations compliance covers structure, fire safety, ventilation, accessibility and services, though what applies depends on the scope, building and use. Planning approval does not establish it. A new exact route or escape stair can reshape the plan, so it belongs in the first stage. 9. Consider Sustainability and Long-Term Maintenance Sustainable commercial design starts with what the building already offers, such as sound structure, usable glazing and durable finishes. Lighting, heating, cooling and ventilation choices then need weighing against installation cost and upkeep. Test each option against the actual building and your operating hours, because energy savings vary and cannot be assumed. 10. Coordinate the Project Team, Timeline and Future Needs Depending on the building, you may need an architect, structural engineer, services consultant, surveyor, quantity surveyor, planning consultant and contractor. Their work is interdependent, so programme surveys, approvals and procurement before assuming construction can start. Commercial architectural design London projects in occupied premises may need phased work or temporary arrangements. What should I prepare before meeting commercial architects in London? Bring your brief, including staff numbers, equipment and opening hours, plus the lease or heads of terms, any plans or surveys, the planning history, a budget range and target dates. Gaps are acceptable if you flag them. 2. Does a commercial design project always need planning permission? No, it depends on the property and proposal. Some internal fit-outs do not need it, but changes of use, external alterations, listed buildings and conservation areas often raise questions, so check with the borough. 3. Do commercial renovations need Building Regulations approval? Often, but not always, since structural changes, fire safety, drainage, ventilation and energy-related work commonly trigger it, while minor cosmetic work may be exempt. Confirm with a building control body before starting. 4. When should I appoint an architect for a commercial property renovation? Ideally before signing a lease or purchase, so feasibility, planning history and condition are checked while you can still negotiate or withdraw. At the latest, appoint one before accepting quotations or fixing a budget. 5. What affects the cost and timeline of a commercial design project? Building condition, scope, consents, lease obligations, services upgrades, contractor availability and design changes all matter. Surveys and approvals add lead time, so avoid fixing cost or programme until those are understood.
